The location is a bit tricky. Not close to any supermarkets or restaurants (but there is a good gas station).

Staff is very nice and the rooms are also great. Nice chill vibe and beautiful garden with lots of plants.

As this is not a hotel, there is no permanent reception. Be sure to arrange a time for arrival.

Huge room. The property is in a good location just off the main highway with safe, secure parking. Staff are thoughtful. Room was clean and cozy. Would recommend.

no mosquito net by the window preventing us from opening the windows during the night. also, we did not always have hot water. the location is a bit far away from everything relevant in Playa del Carmen (10-15 mind by car)

I can't think of anything. I tend to research a place I'm staying at and where it's located pretty thoroughly. And this checked every one of my boxes.

The pool here is the perfect size. The kitchen is amazing, for someone who enjoys grocery shopping it's only a 10 minute walk away. The bed the huge, the hot water was super hot and never ran out. The owner Louis and his father are wonderful people and make you feel right at home. Very much recommend staying here.

Wifi kept wavering. I also never had a sound night's sleep because the windows would not lock and though the area and compound feels very safe I am still not accustomed to sleeping in a ground floor room with windows large enough for anyone to climb in if they felt like it. Lots of mosquitoes as well.

The building and compound here is amazing, I just loved it all, the plants and the little nooks and crannies. The room was a lot less visually appealing but very simple and functional. It grew on me as well and was really really huge, lots of space is pretty much the theme. Also, nice to finally get a hotel with a smart TV in the area though you need to have your accounts, there's none offered as part of the package. Family running the place seem really great as well, even helped me print some documents when I needed them last minute. Communication is also really out of the ordinary with super prompt responses before I checked in, a welcome message with directions and a thank you after I left.

location (next to a highway), you really need a car, no breakfast option (there is a common kitchen though in the garden), reading lamps rarely work

nice garden, nice pool, large rooms, nice balcony, hot water, good wifi, very nice and reliable owner, I left some personal items (inc money, keys, jewellry) in the room and left for a round trip in Yucatan for 2 weeks, the owner preserved them until we went back again

The entrance to the area is a bit tricky - there’s construction on the road and the entrance is hidden by the gas station and a no-tell hotel with tall concrete walls. There’s not much in the area within walking distance, if you want dinner, you’re going to have to drive. Luis will point you in the right direction.

The property is beautiful! The antiques are interesting, there’s a bit of mystery and history everywhere, from the chapel at the back to the cenote. If you’re looking for a modern, sterile hotel in shades of grey, this isn’t it. This feels like visiting your lovely cousins who welcomed you to come hang out for the weekend. The grounds have great plants, the pool area is inviting. There’s so much greenery. There’s an outdoor kitchen that’s open for use. The sheets we had were high quality, felt like a bit of linen. Bed was firm, area surprisingly quiet considering we’re so close to the highway.

We left with no breakfast but I don't recall if it was offered. A coffee pot would be wonderful in a place like this.

Nice place but if you dont like stirs and have a 2nd floor room then its a problem. The office lady arranged a ground floor room for us. It is gated which means you must be let in from the street. Guess this is good but also a bit of a hassle.

Initially, it was a little difficult to find the property. It is on a street with a gate and a guard. Once we found the correct access point, everything was fine.

A very unique and magical property that reminds us of the old style Haciendas. The staff is wonderful and works hard to accommodate your requests. We have stayed here a couple of times now, and have a reservation for a return when our family comes to town.

It would help to have some sort of sign on the outside of the gate/door. We would have liked it specified in the description that the private parking is street parking within a guarded neighborhood. Also, it would help to have directions on how to get into the facility. Because I don't speak very good Spanish, I didn't think to call or ask how to get into the building. We did get there in late evening so I don't know if the doors are normally unlocked.

This is a magical place! The hacienda has so much more than one can imagine. The history of this place is a story you must hear from Luis. The rooms are original hacienda design with updated amenities. You must check out the partial cenote and the little chapel.

A car is necessary to access beaches and restaurants. 10 minute easy drive to both.

Beautiful pool and gardens. It even has a small cenote and chapel in the back. The rooms are modern and spacious and shower was good with enough pressure and hot water. We lived the outdoor shared kitchen with stove and refrigerator. There were cooking utensils and dishes for simple meals. And a tea kettle. There was a tv in the room. We would definitely stay again and did return for a second visit.
