This is not just a home: it's a destination. No other vacation home in Georgia (so far as we know) offers the amenities you will find at Riverbend Retreat. The home is an island of privacy not far from the town center. It's in a secluded, wooded neighborhood with a golf course on one side and the Oconee River on the other. Once you get here, you'll likely feel like you're away from everything . . even though just about everything is still close by. Athens and the surrounding area have a lot to offer: good restaurants, campus events, axe throwing, mini-bowling, a ghost tour, an escape room, a huge park with fishing, horseback riding, and trails, kids' play areas, putt-putt golf, an amusement park, and historical homes from as back as the 1840's. As for the home itself, it's *directly across the street* from UGA golf course and in easy driving distance from UGA (2 miles), grocery stores (3 miles), Five Points (4 miles), and many restaurants. On game days, it is possible to walk on foot (3.4 miles) to Stanford Stadium. The neighborhood is also great for walking and jogging. Be careful of cars, as it is hilly and wooded, making it hard to see around bends. We'd love to have you visit, and if you have any questions, we're to here to help. We hope you visit soon.

    ► Keep all outdoor sounds, including outdoor TVs, no louder than normal polite conversation (volume setting 25 on outdoor TVs).

    (3) Volume is tracked by NoiseAware devices.

    ► They act like thermometers for sound.

    ► They don’t record sound or conversation.

    ► They report decibel levels ONLY.

    (4) Everyone present must follow the house rules and all posted rules (such as the safety rules posted by the hot tub).

    ► Only adults may operate the fireplace. Use caution. Open flu before use.

    ► Someone must be in the room while fire is burning.

    ► You assume all risk and responsibility for anyone you allow to be present.

    (5) Before holding a party or event, or admitting more than four unregistered guests, please get our advance permission through messaging on Booking.com.

    ► The property’s entrances have outward-facing cameras.

    ► For overnight guests beyond the original number you book for, please get permission from us in advance through messaging on Booking.com. For each such guest, there is an extra fee of 7% of your original rent per night of your booking.

    ► Tax will also be charged for any extra fee.

    (6) No trespassing allowed on any neighbor’s property. This includes the sloped areas and riverside areas behind neighbors’ houses.

    (7) Please park in the driveway, but not on the street.

    (8) Check-out is at 10 am.

    ► You'll have a 30-minute grace period.

    ► At 10:30 am, and each ten minutes after, a $150 late checkout fee accrues.

    (9) If you encounter any problem during your stay, please let us know asap through messaging on Booking.com.

    (10) Within 12 hours of placing of your booking, please do one of the following:

    — (a) confirm with us through messaging on Booking.com that you’ve read and accept these House Rules; or

    — (b) cancel your booking.

    If bringing pets (otherwise, no need to read):

    1st pet: $275 fee.

    Extra pets: $100 fee each.

    Any pet fee doubles if not paid before pet's arrival.

    -our expense in removing live fleas/ticks if found indoors after your visit

    Pets must:

    -not be left alone, except in crates or the bathroom beside main kitchen

    -not bark repeatedly outside; please immediately bring inside any noisy pet

    -be flea-&-tick treated 24 hrs before arrival

    -be leashed/carried outdoors

    -not enter neighbor's property ($200 fee)

    Please leave couch/chair covers on and clean up any pet messes with the spray provided.

    No illegal or dangerous breeds, or pets with past violence toward a human.
