The owners are what make this place. It's a traditional B&B not just a hotel saying they're one. The host greets you, shows you your room and makes you comfortable. In the morning, everyone comes down for breakfast around 8:30. There is tea and coffee in your room with homemade "biscuits" (cookies) if you are an early riser or like a late night tea. The breakfast is a FULL English breakfast made to order. You have your pick as much as a restaurant. Most B&Bs give you a general option, the Rob Roy makes you feel like you are part of their family. We were with our two teens and their room was upstairs and lovely. We had the downstairs room that leads to the garden. The showers were hot and shampoo is provided. This was a 10 minute drive from the ferry port. They allow pets and children and there were both when we stayed but it was quiet as the country in our rooms.

    Michael made us feel welcome from the moment we rang the bell on this lovely and charming Guest House. Great location if you travel by train, just 3 mins walk from Folkestone Central. Quiet, despite the fact that we had a room on the ground floor. Room was very spacious and spotless clean!!! The garden in the property is definitely a plus! We would definitely stay again next time we are around the area.

    Room was clean and had everything we needed for a short stay. Drink facilities were great; the biscuits were an added bonus after a long and tiresome drive. Host was accomodating as unfortunately we got stuck in travel. Quiet location; had our bikes with us and felt happy to leave them. Lovely lunch; this is a great idea especially for those who stay for work or who have an onward journey early in the morning. Great location for the eurotunnel too and easy early self checkout Would definitely stay again without a doubt!

    This is our second stay at 10to12 - everything’s wonderful, situated very close to the Leas and the town centre. Leigh & Mark are great hosts, so friendly, warm and inviting; nothing’s too much trouble. The guest house is stylishly decorated throughout. Our allocated room was so clean, spacious, with a really comfortable bed. Some really nice touches, like access to cold bottled water & fresh milk....they’ve even got Netflix! The cooked breakfast was outstanding, so much choice inc fresh fruit, muffins, yogurt...
