This is a proper Ye Olde World Hotel 🏨 if you prefer modern and a place with no atmosphere it's not for you.
The room we had was comfortable and cosy, with the window 🪟 open you get all the sounds of the countryside.

We loved the location as it was very secluded but not lonely. We spent a lot of our time at the river which flows next to the property and we were also allowed to help feed the chickens and doves which belong to the owners/hosts. We were made extremely welcome by both Bill and Allison - nothing was a problem and the property had everything we needed.
Our favourite place to visit was Cove Beach, which was just magical! We took the car and the parking can be a bit of a problem, but we were lucky.
The coffee shop within the garden centre in Duns was super nice with great food and lovely staff.
As long as you have your own transport, you can explore the area much better. However, there are lovely walks right on your doorstep and the hosts have provided a great deal of detail on these walks (folders of information).
We had lovely weather during our stay, which made it even more magical for our family as we were able to make the most of the outdoors.
Verdict: We would definitely return to this property for another stay as we haven't explored everything around the area yet and the property as well as the hosts have been AMAZING!

Used as a base to see the golf at the Scottish Open in Dirleton. A very peaceful location and a bit further away than intended but it was a part of the borders we hadn’t seen before and the drive to the Golf was a pleasant experience. It may not suit everyone as the nearest town was Duns about five miles away but we did use the facilities there and we were able to enjoy the Black Bull p/h for a meal (v.good). Our accommodation had the use of a kitchen which allowed us to ‘eat in’ as well.
