Breakfast was not included - but there was a large kitchen area with sufficient plates, cutlery, fridge freezer, etc. The living area was vary spacious & comfortable and would be a major asset in the warmer weather - with a large Garden and BBQ facilities. One Bedroom on the first floor (Double Bed) was spacious & comfortable.
