Host Tracey is one of the best in this business definitely. She's super kind, organised and helpful. The room was phenomenal, warm, clean, with all kind of complementary services, like coffee, cookies, fridge, smart tv with streaming services, etc. Breakfast included is amazing too, with several options to choose. The view from the room is beautiful, with Hastings port and beach. Highly recommended.

Toiletries provided were of good quality. Bed was extremely comfortable with excellent linen. Short walk to Hastings restaurants. Excellent choice of breakfasts served in delightful conservatory. The breakfasts were a feast. The wonderful homemade marmalade, the kipper, the toast kept warm on a tiny burner invented in 1912, the friendliness and humour, even the coffee was very nice. A wonderfully decorated room to share time and food with the owners and other guests. Unforgettable!

Number 46 is a short walk from the railway station and also from the seafront. We were greeted and shown to our room which was very comfortable, off the first flight of stairs and very quiet. It was clean and thoughtfully kitted out - a lot of thought had gone into the decor and comfort. There was a good choice of things for breakfast - individual fresh fruit salads in preserving jars, individually boxed cereals, beautifully cooked poached eggs, and good coffee. Checkout was seamless and we arranged to come back to pick up our bags later on the day we left.
