Lovely room. Great location. Exceptional cleanliness. Little touches like kit Kats provided, carried suitcases, allowed us to use dryer. Able to leave bags until ready to depart.

Our private bathroom was across the hall - but that's old buildings for you! A small inconvenience for a great spot.

Lukas was incredibly communicative and friendly during our stay! Excellent location. We were in the front room ground floor and it was surprisingly quiet for a city.

Cosy feel and great host. He was very helpful and friendly. It was a short walk to catch the Red Bus to do our sightseeing. Would stay there again without a doubt.

Shower pressure not good, but it did the job.

It's a bit old and tired and could be a bit cleaner.. Attention to the details.. corners, skirting .

Location. Facilities provided - tea, coffee, microwave, fridge, crockery and cutlery. Very big spacious room on the ground floor. Comfortable bed.

The only "issue" is that our bathroom was outside the room, even though it was only ours it was not inside the bedroom.

The room was so big and was nicely decorated. It looked as it was recently painted and the bathroom was new as well. The house also had a living room that we could use with sofas, books and magazines, etc.

It was the first place I stayed that didn't offer shortbread cookies with tea/coffee tray.( Obviously trivial!)

Everything went well! We enjoyed the splendid decor, so tasteful. The high ceilings added to the spaciousness of the elegant accommodation. Lukas is the perfect host. He goes above and beyond the call of duty to ensure that his guests are comfortable and well-informed. The large and stately lounge made available to guests was an unexpected and delightful surprise. We were sorry our stay was too short.

Everything was great!

It was an amazing trip! The host was very friendly and helpful. The tall ceilings and decor gave it a very Scottish feeling. Couldn’t imagine staying anywhere else!

Nothing. It was a lovely place with a great host. Had a problem getting hot water in the shower but there was a shower head over the bath which had hot water so not a major issue x

Nothing, not even our host could stop the rain! But even then we had a great time at the Zoo.

We enjoyed everything, the location was ideal, room was a good size, nice deep bath and separate shower are a great option. Our host advised us where to eat locally, so we went and wasn't disappointed, thank you for making our stay a good one. Just if we had met her Viszla dog, we have one aswell.

Mattresses were rather firm

Lukas was the perfect host ,very friendly,who could answer any questions we had and very helpfulwith hints about places to visit too..The room was spacious, clean and had everything that you needed ,with a good size bathroom. It was lovely and quiet area too,with easy reach to the tram and buses,restaurants and to the centre of Edinburgh too. We will definitely be returning here when we return to Edinburgh.

M daughter struggled to get hot water in the shower. However I then had a bath and the hot water was fine from the shower attachment in the bath.

The building was beautiful. Lukas was very helpful and provided us with maps and local information. It was great to be able to leave our luggage and retune later for them

broken bathroom door nob cause slight stress.

location was perfect, bathroom was lovely and rooms were very comfortable. staff was also very accommodating and friendly. tea, coffee and kitkats kept in abundance. fresh towels were given. manager was very nice to let us keep our bags in the house after check out until our flight.

I hadn't appreciated that I had booked a room without an en suite bathroom. I did have access to a private bathroom but it was a bit of a walk through a public area, and even though a dressing gown was supplied, this wasn't the best experience

The bathroom was not an ensuite, but off the main corridor. HOWEVER WE DID KNOW BEFORE WE BOOKED SO IT WAS NOT AN ISSUE. It was so quiet it really did not matter, but other guests, I guess, may be more bothered!

Lucasz was very helpful and a good source of information. Place was spotless, quiet and comfortable.
