The breakfast was wonderful, it had so many choices of foods. The location was perfect, a 1 minute walk from the lower level of the train station. Plus, our tour for the cheese-proscuitto-Modena vinegar met outside the front door! It was walking distance to the Old Town area too

Parking in the yard, we didn't use it because we came on Sunday when parking in the street was free of charge. We didn't meet the host, but the communication was OK (Booking messages and Whats App). Large enough rooms, nice and very clean, comfortable beds. There is the elevator in the building.
