Great location, fantastic sea views. Staff very helpful and polite and great with pets. Food and water bowls were provided in the room for our dog along with some treats which he appreciated. Enjoyed our walk from the hotel to Earlsferry along the Fife costal trail.

Everything about Matt's B&B is gorgeous. From the warm welcome, to the cozy room, the delicious breakfast to the stunning views over the sea and the sound of the waves you get when you've just woke up. I love this place and like to thank you Matt for your outstanding hospitality.

This is clearly a holiday resort with a good beach and two small arcades. The town has a number of closed shops but the facilities for local people appear to be good and I think they have a pride in the place. It is convenient for exploring further along the Fife coast; I visited Anstruther, St Monans and Pittenweem. The people I spoke to were all friendly. It is also on the Fife coastal path. It is also easy to access the road back to Edinburgh.

This was a nostalgic trip.
This was a nostalgic trip. It would make a family holiday as beach is beautiful and you can walk for miles to East Neuk and further. (Fife Coastal Path). Waterworld, Cinema and Letham Glen(Park). It is still recovering as everywhere is at the moment but hopefully get back to normal. Easy to get to St. Andrews and Dundee and Edinburgh(1 hour).

Leven has a nice beach and 2 good good courses.
Leven has a nice beach and 2 good good courses. There are several places to eat and it has good transport links for Kirkcakdy, Edinburgh, Dundee and St Andrews. There is a good bus service and several shops. The Fire Coastal Path runs through Leven and is popular with dog walkers. Base (just off the High Street) does a good steak pie and the Caledonian Hotel is good for a drink and also serves food.

We love coming to Leven. The beach ua great for the dog.I love going into the shops.Leven is great for visiting all the lovely little villages in Fife people are very friendly and very nice staff in the hotel.
Their hospitality started us right, as we felt we had inconvenienced them due to our late check-in...our flight was delayed, luggage was delayed, and rental service was backed up...each by a minimum of 1 hour. We had a 7 night trip planned for Scotland using 6 different B&Bs/Hotels, this had the best breakfast by far. I enjoyed the porridge, especially with the shot of whiskey, although my husband had some of it. He enjoyed the Full Scottish...again he said the best he had. The view was amazing, our room looked out over the bay.
This was a great hotel, it's location, the staff, the food I can't recommend this highly enough. I was traveling with my elderly father and as soon as the lady at reception noticed that he was using 2 walking sticks out room was changed to one that involved the least amount of walking. All the staff were incredibly helpful and professional.
The hotel not only caters for guests but acts as an important point of contact for other visitors and locals giving it a real friendly feel.
Excellent value for money. Hosts couldn't have been more helpful and friendly. Comfortable, spacious and clean accommodation. Pet friendly. Many extras you wouldn't get in a luxury hotel. Great lounge available for guests use with sea views over the bay. Amazing breakfast, great choice of cooked dishes and quality ingredients. Far exceeded all our expectations, would stay again without hesitation.
We used the bar/restaurant for our breakfast the morning after it was good apart from the toast it was to hard we didn’t get the offer of bloomer bread or sourdough like others got so I’m guessing we got sour dough. Some kind of discount would be good for people staying in the hotel and paying for breakfast would be good to.
When we waited to be seated we weren’t asked if we were hotel customers.
Check in was great, pleasant and helpful woman. Organised our taxi for later that night. Had lunch, was OK but had better. Breakfast in the morning was excellent. All staff pleasant and helpful. Rooms very tired and dated but bedding was spotless, could do with a valance on bed to hide how tired/ dirty it looks. Bathroom was clean and everything we needed.
This is a very comfortable home in a modern neighbourhood. Brenda was a very accommodating hostess who took care to make our stay the best it could be. She made sure we had just what we liked for breakfast, and made a good recommendation for dinner. This is a great location for visiting Fife, the East Neuk, St. Andrews.
The location was fantastic. Our room had one of the amazing views of the beach and sea.
We have 3 Chihuahuas who adored running along the beach the hotel and Leven itself is very dog friendly !!! Also a great breakfast to start the day off .
Loved the location as it was so close to the beach. The staff were so accomodating and friendly. The breakfast was so good and you could choose daily what you wanted.
Stayed in the blue room. Very comfortable with a nice view. Julie was a wonderful host and breakfast was delicious. On site and on street parking available
