Fabrizio and his mom are very welcoming - the property is located up a staircase and is lovely. Our room had a large terrace and hot tub (which we didn't use as it was March and we were just there for one night). Breakfast was pastries, some fruit, cereal and his mom's delicious homemade cookies. Short walk to Centro Storico and parking is free on the street or just around the corner from the B&B.
