My family and I enjoyed everything about our stay! Roy and Joanna were exceptional guests: welcoming and helpful! They gave us a little tour around the house to show the patio, the garden with the little pond and the beautiful chickens... they made us feel at home and welcomed. And the breakfast was great with delicious home made stuff. I highly recommend this place for a lovely stay in the Leeds area.

Free off road parking is included on request(No commercial or sign written vehicles) There Is a Smart Casual Dress code / no Workwear. Unregistered / additional guests are Not permitted without prior notice. Check in between 3pm and 9pm. Check out by 11am. Quiet time is between 10pm and 7am. The Guest Suite has independent access and is comprised of 3 Bedrooms each containing One double bed please book accordingly. Common areas are covered by 24hr cctv in guest lounge and outside the property. There's a TV + DVD, complimentary tea and coffee and filtered water in the common lounge, as well as a guest w/c shower room. The guest rooms have climate control pre-programmed to an ideal 19°C and all 3 bedrooms include WiFi, TV + DVD, USB Chargers. Wireless Chargers and Allergy Free bedding. Breakfast is served between 7am and 9am. It's normally a choice of cereals, toast a selection of jams, mixed fruit. Or try our lovely buttery scrambled egg on English muffins and thinly sliced smoked salmon, mushrooms and tomatoes. Both options come with tea, ground coffee & fruit juice. Please choose between one of the two options. Please let me know if you have any dietary requirements or restrictions we will try to cater.

The area, Chapel Allerton has enjoyed a renaissance in recent years, with the area becoming one of the city's go to suburbs for living and relaxing. If you go for a wander, you're sure to find one or two buildings tucked away down a side street as well as a number of Gothic style villas and nineteenth century terraces which have become highly desirable for young families. With its close proximity to the city centre and Leeds Arena (1.6 miles) and the impressive array of amenities in the area, it's now one of the city's most enviable places to live or visit. You won't be thirsty for long just sing "SuperCosyBnBWithExtraGoodPrognosis" on arrival for a free Prosecco, in Chapel A- the hub of the village you'll find local watering holes like the Black Sheep, The Regent, The Manor, The Three Hulats, The Box, 7 Bar and live music, The Mustard Pot, and The Hub nestled amongst popular eateries like,The Sukhotai, Rasoi Stories , Pinche Pinche, Casa Mia, The Mad Greek, Aagrah, El Bareto, Caffé Nero, and many many more. Our personal favourite however is the Sukhothai.
